What is the distinction between a “commercial” and a “residential” lease? In a commercial lease agreement, should the law seek to protect the interests of the commercial tenant more than the interests of the commercial landlord? Why or why not?

Review the Commercial Lease Agreement. Answer the questions below with a minimum of 200 words for each answer (a total of at least 1,200 words), and a total of at least three scholarly sources other than the textbook, cited in-text and in a reference list in APA format. While Question 6 directly addresses a Biblical worldview, such principles should also inform your answers throughout.

Add an APA-formatted title page, headers, and page numbers to your answers and submit the completed document through the SafeAssign link in the Assignments folder in Module/Week 4.

1. What is the distinction between a “commercial” and a “residential” lease? In a commercial lease agreement, should the law seek to protect the interests of the commercial tenant more than the interests of the commercial landlord? Why or why not?

2. Sections 5 and 6, respectively, impose on the commercial tenant the obligation of making repairs to the leased property, and of making alterations and improvements to the leased property. Should the lease impose these obligations on the tenant, or should such obligations be legally imposed on the commercial landlord? Explain your answer.

3. In the default provisions of Section 15, what is the landlord’s duty to “mitigate” damages? Should the landlord be required to mitigate? Explain.

4. Sections 2 and 19 discuss the creation of, and the parties’ rights in, the security deposit. Do these rights favor the landlord or the tenant? Is that appropriate? Why or why not?

5. Section 29 requires mediation, followed by arbitration, in lieu of litigation, to resolve disputes. What are the advantages and disadvantages of such a provision? How should the mediator and/or arbitrators be selected?

6. As a businessperson guided by a Biblical worldview, what changes would you make in this lease to make the terms comport more closely to Scripture?

Discuss data acquisition

Discuss data acquisition

Background: Kirk (2016) designed his text to help understand the four steps involved in working with data. Kirk (2016) discusses the following working with data steps: Data acquisition, data examination, data transformation, and data exploration. Each step is important and the individual steps depend on each other. As a researcher, you cannot jump from data acquisition to data exploration without completing the process of the previous steps.

Assignment: Write a research paper that contains the following:

  • Discuss data acquisition
  • Discuss data examination
  • Discuss data transformation,
  • Discuss data exploration
  • Compare and contrast two of the steps

Your research paper should be at least 3 pages (800 words), double-spaced, have at least 4 APA references, and typed in an easy-to-read font in MS Word (other word processors are fine to use but save it in MS Word format). Your cover page should contain the following: Title, Student’s name, University’s name, Course name, Course number, Professor’s name, and Date.

Submit your assignment on or before the due date.

What are some of the advantages and disadvantages for you as the employee and for the business as the employer in having teleworking or telecommuting an accepted policy?

What are some of the advantages and disadvantages for you as the employee and for the business as the employer in having teleworking or telecommuting an accepted policy?

Telecommuting and Teleworking” above.
A network is a collection of computers and devices connected together. The internet is the world’s largest computer network. This rise in telecommunications and both wired and wireless networks has opened up the possibilities for telecommuting (working typically at home but tethered to the company’s office) and teleworking (working from anywhere using mobile devices and smartphones).  Studies have shown that telecommuting can actually increase a company’s productivity. Teleworking, that is, working from anywhere, comes with a potential negative cost – the threat of “always working” and the parallel issue of “always being available or online.”

Would you like to have a job for which you telecommute or telework instead of going in to the office? Why or why not? What are some of the advantages and disadvantages for you as the employee and for the business as the employer in having teleworking or telecommuting an accepted policy?

. Identify, using simple heuristics, the indicators that show that the specific problems experienced by the three stores can be resolved through training.

. Identify, using simple heuristics, the indicators that show that the specific problems experienced by the three stores can be resolved through training.

You have recently been appointed as a training manager for the southeast region of a major supermarket chain in the U.S. Your territory includes 15 retail stores. Your responsibility involves working directly with store managers and other stakeholders to develop training solutions to meet specific needs of employees in various stores. This includes, but is not limited to, performing needs assessments, determining appropriate instructional design and training delivery methods, as well as implementing and evaluating training initiatives.

Three of the stores in your territory have missed sales goals for the last two quarters. All three stores have received low customer satisfaction scores and are experiencing increased employee turnover rates. The high employee turnover has resulted in the store managers hiring many new and relatively inexperienced sales associates, which further contributes to the problem.

The senior management team of the supermarket chain believes that training and development may help decrease employee turnover and increase customer satisfaction. You have been asked to assess training needs and develop a proposal to address the situation in these three stores.

Instructions:

Use scholarly resources and your learning, address the following:

1. Identify, using simple heuristics, the indicators that show that the specific problems experienced by the three stores can be resolved through training.

2. Design a needs assessment plan and identify three specific training initiatives you would recommend for these employees. Include the expected outcomes for the three training initiatives in your proposal.

3. Select one of the specific training initiatives you identified and develop a budget of projected costs to implement this initiative.

Write a seven-to-nine-page training proposal in Word format. Apply APA standards to citation of sources.

Make sure you write in a clear, concise, and organized manner; demonstrate ethical scholarship in accurate representation and attribution of sources; and display accurate spelling, grammar, and punctuation.
